How is equity calculated?

We utilize Loan to Value (LTV) to specify equity in our mailing lists. LTV is calculated by comparing the full original amount of the most recent mortgages to the current home market value. For example, an owner with an LTV of 59% has at least 41% equity plus all the payments made.

Why can’t we get the exact amount of equity on the list?

The loan balance is not part of the public record. Consequently, only credit bureaus have this data. Furthermore, there are very strict federal regulations with regards to the use of credit data.

The loan to value data is available in most of the US. However, there are some areas where it is unobtainable. To clarify, KS and SC have state laws prohibiting the use of public data for marketing. In addition, there are other pockets where the counties don’t provide the loan information to calculate equity.
