Target Homeowners who are likely to have economic struggles

ListAbility’s Economic Stability Indicator (ESI)

A complex model to select people likely to qualify for an offer based on their financial stability. Economic Stability Indicator (ESI) uses a proprietary combination of information including demographic, household response and public data, making it a valuable tool for increasing effectiveness of marketing efforts.

ESI was originally developed for the credit industry, so for instance, a car dealership would only mail to people likely to be accepted for a loan. We can turn that around to find people who are likely to be struggling financially and might want to sell their home.

On a score of 1-30. One is most stable, thirty is least stable. The ranks are not directly related to credit scores. There are very few homeowners with a score under 20, as most of those were never able to qualify to purchase one.

This list can be pulled using either these databases

  • Master Real Estate & Mortgage Database
    • Primary file to use – unless you are in an area that doesn’t provide real estate data to list compilers
    • You are able to include Absentee/Investor owners as well as Owner Occupied
  • Consumer List
    • Best for areas where public record data is unavailable for marketing (such as SC, KS, Long Island and other pockets across the country)
    • When you want to combine with another consumer list such as Recently Divorced
    • The Consumer List is “Owner Occupied” only

INSTRUCTIONS

Master Real Estate & Mortgage Database – Low Economic Stability

Select the geography by selecting the PROPERTY address locationLog into ListAbilityOnline.com and click on the picture next to the Real Estate and Mortgage file

Property Zip codes (enter zips or look up cities or counties),  Property County or Property Radius

Go to Additional Selections, then ALL Selections to find the following:

Hint: The selections are listed in alphabetical order. You can also type in part of the name in the quick filter box.

Click on the selection name words (not just check the box) to bring up the available criteria

HINT: you can see an instant breakout of your count by clicking at the bottom of your screen.

 

Ask for a report at the bottom to get breakdown by the geography and other criteria you selected and save your work

Go to “Previous Counts” to see your report.

Acxiom InfoBase-X Consumer List – Low ESI Criteria

 

Log into ListAbilityOnline.com and click on the picture next to the Acxiom Infobase list

Select Geography as usual

Choose Additional Selections at the top, then All Selections

Look up the following criteria then select the following options.

Hint: The selections are listed in alphabetical order. You can also type in part of the name in the quick filter box.

Click on the selection name words (not just check the box) to bring up the available criteria

HINT: you can see an instant breakout of your count by clicking at the bottom of your screen.

Ask for a report at the bottom to get breakdown by the geography and other criteria you selected and save your work
